Free download · For Sale By Owner

The FSBO Survival Kit.

Everything an Oregon owner needs to sell on their own — the forms, the pricing, the marketing, the closing — and then the three things built around your own address. Delivered as a download.

NO LISTING FEE  ·  NO COMMISSION  ·  NO FEE OF ANY KIND

Why 6%?

Nobody can tell you what the six percent actually buys. That is the question this kit is built to answer — with your numbers on it.

Why almost every owner-sold home stalls

About 5% of homeowners who try to sell on their own complete the sale — and 64% of the ones who do say they did not get what they wanted. It is almost never about effort, and it is never about the house.

It comes down to four fixable things: exposure, paperwork, pricing and negotiation. Three of them are things we hand you for free. The fourth we coach you through.

That is what the Survival Kit is: the paperwork and the playbook, in one download, with a version of it built around your property.

The 5% and 64% figures are reported figures, not a guarantee.

Estimates, not a quote. Assumes a 6% total commission paid from seller proceeds. Whether any buyer-agent compensation applies in your sale is negotiated separately.

What’s inside your Survival Kit

Nine pieces. All of it free, all of it in plain English, and every form is one Oregon actually requires.

01

The step-by-step FSBO guide

Pricing to closing, in order. What to do at each stage, what it looks like when it is done, and where owners usually go sideways.

02

Every required Oregon form

The 15-page Seller’s Property Disclosure Statement, a standard purchase agreement, and Oregon’s other required disclosures — each one explained. Miss one and a buyer can revoke their offer before closing.

03

Pricing strategy guide

How to position against what is actually selling near you, rather than what you hope it is worth.

04

Marketing plan template

Where to spend your time, what to skip, and how exposure is actually built.

05

Open house checklist

Preparation, signage, sign-in, follow-up — the free changes that move a listing the most.

06

Photography tips

How to shoot a home with a phone and have it read like a listing.

07

Negotiation tips

What is worth pushing on, what to let go, and how to read an offer you are holding.

08

Closing process overview

The escrow calendar, the deadlines, and who does what — so nothing ambushes you.

09

FAQs

The questions owners actually ask, answered without a sales pitch.

Made for your address

Make it yours

The standard kit helps any owner in Oregon. Add your property address and the year the home was built, and three more things get built around your home specifically.

Your CMA

A comparable market analysis for your property: what has sold near you, what is on the market now, and where your price sits against it. An estimate from property data and nearby sales — not an appraisal. It is built for you and kept private: your CMA is emailed to you and never published anywhere.

Your equity picture

From the midpoint of that value range, we show what a 6% commission would take out of your proceeds — and what stays with you at a 0% listing fee. Estimates, not guarantees.

Lead-based paint disclosure

If your home was built in 1978 or earlier, your kit includes the federal lead-based paint disclosure and the EPA pamphlet, explained in plain English. It does not mean your home is unsafe or unsellable — it means one more form is required, and we hand it to you filled in.

Your first name and email are all we need for the standard kit. The address is what makes it personal.

Takes about a minute

Get your Survival Kit

First name, email, and the property address you want it built around — put the address in the message and we build the kit around your home. Leave it out and you still get the full standard kit.

Put your property address and the year your home was built in the message — that is what turns the standard kit into one built around your home.

Most personalized kits are ready the same business day. Nothing is sent to you that you did not ask for, no Right Price agent will ever ask you to list your home while you are selling it yourself, and the address and year built are used only to build your kit.

Free means free

There is no listing fee and no commission — not for the kit, not for the coaching, not at closing, not ever. We invest in your success first: free 1:1 coaching, Triple MLS Syndication (RMLS + WVMLS + MyState MLS), every required Oregon form, contract preparation and closing coordination.

In return we ask for three things, and you can say no to all of it.

Questions owners ask before they download

Is this actually free?

Yes. The kit, the coaching, the Triple MLS Syndication and the Oregon forms are all free. There are no fees of any kind for using the Free FSBO Coaching and Marketing Service, and we will never ask you to list your home while you are selling it yourself.

What does the CMA give me — and is it an appraisal?

It is a comparable market analysis: what has sold near you, what is on the market now, and where your price sits. It is built from property data and nearby sales. It is not an appraisal and it is not a guarantee of price. Your CMA is sent to you privately and never published.

Why do you want my property address?

It is what turns the standard kit into yours. The address builds the CMA, and the midpoint of that range is what the equity picture is calculated from. Your CMA is private — it is prepared for you, emailed to you, and never published. Without it you still get the full nine-piece kit.

My home was built before 1978. What changes?

Your kit adds the federal lead-based paint disclosure and the EPA pamphlet, explained in plain English. It does not mean your home is unsafe or unsellable — it means one more required form, and we hand it to you filled in. Tell us the year built on the form, or leave it blank and we will ask.

Will somebody call me?

Only if you ask us to. The kit is a download. If you want the coaching, book the 15-minute call — fifteen minutes, no pitch deck, no pressure.

Ready for the kit?

Or skip the download and just take the call — fifteen minutes with a managing principal broker, no charge, no obligation, and nobody asking you to list your home.
