The Expired-Listing Survival Kit.

Traditional agents had their chance to sell your home at six percent. Round two should not cost you the same money for the same result. Here is the plan, the paperwork and the numbers — built around your property.

NO LISTING FEE  ·  NO COMMISSION  ·  NO FEE OF ANY KIND

Why 6%?

Four months on the market, no offer, and six percent still on the table. The question is what changes in round two — not whose fault round one was.

What actually went wrong

An expired listing almost never fails because of the house. It fails on exposure, paperwork, pricing and negotiation — the same four fixable things that decide nearly every owner-sold sale.

About 5% of owners who try to sell on their own complete the sale, and 64% of the ones who do say they did not get what they wanted. Those numbers are about the four gaps, not about the owners.

Round two is a positioning decision: new exposure, a defensible price, a file that is complete before an offer lands, and someone in your corner at the table.

The 5% and 64% figures are reported figures, not a guarantee.

Estimates, not a quote. Assumes a 6% total commission paid from seller proceeds. Whether any buyer-agent compensation applies in your sale is negotiated separately.

What’s inside your Survival Kit

Nine pieces, written for a second attempt — plus the personalized three built from your address.

01

The re-list playbook

What to change before you go back on, in order of impact, and what is not worth changing at all.

02

Your days-on-market reset

How a fresh start actually works: what resets, what does not, and how to tell the difference.

03

The pricing reset worksheet

The market data behind a re-list price — what has sold since you came off, and where your number lands against it.

04

Every required Oregon form

The 15-page Seller’s Property Disclosure Statement, standard purchase agreement and the rest, each explained. One missing form lets a buyer revoke before closing.

05

The 6% math, on your number

The same house, two ways — what a traditional commission takes out of your proceeds, and what stays with you at a 0% listing fee. Estimates, not guarantees.

06

Exposure checklist

One MLS versus three. Why an owner-sold home can be invisible to the agents who already have ready buyers.

07

Offer & negotiation tips

What to push on, what to release, and how to read an offer without a listing agent in the middle.

08

Closing process overview

The escrow calendar and the deadlines, so round two does not ambush you.

FAQs

The honest answers — including what we would do differently.

Made for your address

Make it yours

The standard kit helps any owner in Oregon. Add your property address and the year the home was built, and three more things get built around your home specifically.

Your CMA

A comparable market analysis for your property: what has sold near you, what is on the market now, and where your price sits against it. An estimate from property data and nearby sales — not an appraisal. It is built for you and kept private: your CMA is emailed to you and never published anywhere.

Your equity picture

From the midpoint of that value range, we show what a 6% commission would take out of your proceeds — and what stays with you at a 0% listing fee. Estimates, not guarantees.

Lead-based paint disclosure

If your home was built in 1978 or earlier, your kit includes the federal lead-based paint disclosure and the EPA pamphlet, explained in plain English. It does not mean your home is unsafe or unsellable — it means one more form is required, and we hand it to you filled in.

Your first name and email are all we need for the standard kit. The address is what makes it personal.

Takes about a minute

Get your Survival Kit

First name, email, and the property address you want it built around — put the address in the message and we build the kit around your home. Leave it out and you still get the full standard kit.

Put your property address and the year your home was built in the message — that is what turns the standard kit into one built around your home.

The CMA for a re-list is built fresh, because the market that expired your listing has moved — and it stays private to you. The year built only decides whether your kit needs the lead-based paint disclosure. Most kits are ready the same business day.

You already paid once. Do not pay again.

There is no listing fee and no commission on your sale — not for the kit, not for the coaching, not at closing. We invest in your success first: free 1:1 coaching, Triple MLS Syndication (RMLS + WVMLS + MyState MLS), every required Oregon form, contract preparation and closing coordination.

In return we ask for three things, and you can say no to all of it.

Questions owners ask before they download

We already had an agent. Why would we do this ourselves?

Because the exposure problem is fixable without paying six percent again. The kit shows you what a re-list actually requires — Triple MLS syndication, a defensible price, and a complete file — and the coaching walks you through it at no charge.

Is this actually free?

Yes. No fees of any kind for the Free FSBO Coaching and Marketing Service. No Right Price agent will ever ask you to list your home while you are selling it yourself.

What does the CMA give me — and is it an appraisal?

A comparable market analysis built from property data and nearby sales: what has sold, what is listed, and where your price sits. Not an appraisal, and not a guarantee of price. Your CMA is sent to you privately and never published.

My home was built before 1978. What changes?

Your kit adds the federal lead-based paint disclosure and the EPA pamphlet, explained. It is one more required form — not a problem with your home. Tell us the year built on the form, or leave it blank and we will ask.

Will somebody call me?

Only if you ask. The kit is a download. The 15-minute call is there if you want it — no pressure, and no pitch to list.

Ready for round two?

Take the kit, or take the call — fifteen minutes with a managing principal broker, no charge, no obligation, and nobody asking you to list your home.
